To expand the economic impact of the Virginia Capital Trail, Charles City County is constructing an eclectic, flexible retail space and public engagement area using prefabricated metal shipping containers located at 11601 John Tyler Memorial Highway.

The space, Market 5, will support retail and food vendors with a public lawn and stage programmed for creative music, arts, and related festivals and performances. The public engagement area is adjacent to a creek and includes outdoor furniture, games, walking trails, and pedestrian and bikefriendly amenities. Visitors will be encouraged to stay awhile, socialize, people watch, and the programmed activities will promote a consistent base of patrons to visit vendors and enjoy the space. The location of Market 5, adjacent to the Virginia Capital Trail and the Charles City Courthouse area will draw visitors to the upcoming Charles City Brewery and Cul’s Grill.


Who will be the leaser?

The Economic Development Authority. 

How long will the lease be?

One year lease with the option to renew.

How much will be the monthly lease amount?
  • The lease amounts for the retail space will be $450 monthly.
  • The lease amount for the restaurant will be $700.
Are utilities included?

Wi-Fi and trash collection is included.  The tenant will be responsible for lights and water.

Will the tenant be required to obtain rental insurance?

Yes, that will be part of the lease agreement.

When will Market 5 open?

This date is to be determined.  The anticipated date will be midsummer 2025.
